🏡 Ada & Canyon County Housing Update - What Happened in June 2025?

The Ada and Canyon County housing market in June 2025 showed signs of strength, stability, and just a touch of price correction - depending on where you're looking. From Nampa to Eagle, Meridian to Caldwell, the numbers are in, and we're breaking down what they mean for Idaho buyers and sellers.


🔍 Ada County: Holding Strong, but a Bit of Cooling

In Ada County, Boise, Meridian, Eagle & Star, home sales jumped 15% compared to last year, which is a solid sign that demand is still strong. The median price in June came in at $580,000, slightly up from May and about 1% higher than last year.

New construction continues to be a big part of the market. Buyers picked up 256 new homes, and those came with a hefty average price tag of around $707,000. Existing homes, however, saw a bit of price softening - median price dropped to $567,000, giving buyers a little breathing room.

Homes are also moving quickly, especially resale homes, which averaged just 23 days on market. So if you’re thinking about listing - timing and pricing are everything.


🏘️ Canyon County: Still Affordable, But Prices Are Rising

Canyon County, Nampa, Caldwell, Middleton, is still the go-to for affordability, but prices are creeping up. 484 homes sold in June, which is nearly 20% more than last year, and the median price hit $439,990 - up 3.5% from 2024.

New builds are driving that increase. The average price for new construction climbed to nearly $548,000, which is a big jump from earlier this spring. But buyers are jumping in - especially those looking to escape the higher price points in Ada County.

Days on market dropped to 31 days, showing that well-priced homes are still moving fast.


📆 What's Changed Since May?

Let's take a quick look at the two-month trend:

  • Ada County prices ticked up slightly in June after holding steady in May. New construction continues to pull prices upward.

  • Canyon County also showed steady price growth both months, especially in new construction, which is catching fire.

  • Buyer activity rose in both counties - especially for existing homes - which suggests some buyers were trying to jump in before interest rates climbed again.


💸 What Happened With Mortgage Rates?

Now for the big question: what did rates do in June?

Nationally, the 30-year fixed mortgage rate ranged from 6.77% (late June) to around 6.81% mid-June, dropping to ~6.67% by early July

In Idaho during June:

  • Averages sat near 6.80 - 6.85%

  • By July 11, Idaho's 30-year rates were around 6.85%, while 15-year fixed hovered near 5.94%

This little rate dip likely helped boost the strong June sales numbers we're seeing now.

If you're a buyer:

  • It's still competitive, but you've got more inventory than last year and some negotiation power - especially on existing homes.

  • Rate drops may be temporary, so if you're ready, don't wait around hoping for 5% again.

If you're a seller:

  • Buyers are active and serious. But they're also cautious, so make sure your pricing is spot-on.

  • New construction is shiny and tempting - highlight the unique value of your resale.
