However, as a local Idaho mortgage broker who reviews hundreds of loan scenarios a year, I have to be honest with you: while the program is real, successfully using it in the Treasure Valley today is incredibly difficult.

How the Good Neighbor Next Door Program Works

The federal GNND program provides an unbelievable financial incentive to specific public servants. If you find an eligible home and win the bid, HUD offers a 50% discount off the list price.

Here is exactly how the math and the rules work:

  • The “Silent Second” Mortgage: You get a standard mortgage for half the price of the home. The other 50% is held by HUD as a “silent second mortgage.” There is no interest charged, and you make zero payments on this second mortgage.
  • The 36-Month Rule: You must commit to living in the home as your primary residence for exactly 36 months (3 years). Once you hit that three-year mark, the silent second mortgage is completely forgiven. The 50% discount is yours to keep in the form of pure equity!
