📝 Who Qualifies for Idaho Down Payment Assistance?

While each program has slight variations, here are the general requirements for 2025-2026:

  • Credit Score: You typically need a minimum credit score of 620 for conventional and 580 for FHA.
  • Income Limit: Your total household income must be under $170,000.
  • Homebuyer Education: You must complete the Finally Home! online education course.
  • Occupancy: You must live in the home as your primary residence (no rentals or vacation homes).
  • DTI Ratio: Your Debt-to-Income ratio typically needs to be under 45-50%, depending on the specific loan program.  55% for FHA.

Do I have to pay the money back?

Yes. The current IHFA assistance options are low-interest second mortgages, not free grants. You will make two payments each month: one for your main home loan and a smaller one for the down payment loan.

Do I have to be a “First-Time Buyer”?

For many programs, NO. However, the definition of “First-Time Buyer” is anyone who hasn’t owned a home in the last 3 years.
