🏠 Idaho Housing Bond Loan Is Almost Gone

The Idaho Housing bond loan program is running out of money - faster than expected. If you’re working with a first-time or even second-time homebuyer, the window to lock in this low-rate financing is closing. The bond loan offers below-market interest rates and more favorable terms, which can save thousands over the life of a mortgage.

Once a borrower is locked into the bond loan, they have 30 days to close. But they must be under contract on a home before applying. From what we’re hearing, there may not be another bond loan round until November - so urgency is critical. If you’re a realtor or loan officer in Idaho, this is your call to action.


📈 New Fannie Mae & Freddie Mac Income Limits

In a win for homebuyers, both Fannie Mae and Freddie Mac have released new 2025 income limits. These changes mean more borrowers may qualify for reduced mortgage insurance or lower rates under special programs.

Idaho Housing also uses these income limits in some of their lending criteria - so it could help your buyers get better deals with or without the bond loan.


📞 Trigger Leads Are Still a Problem - Here's How to Stop Them

Every time a borrower applies for a mortgage, credit bureaus can sell their data to competing lenders. These "trigger leads" result in borrowers getting flooded with spam calls and texts - causing confusion and potential derailment of your deals.
