VA Funding Fee Idaho: Who Pays and Who’s Exempt

The VA Funding Fee in Idaho 🇺🇸💰 What Vets and Realtors Really Need to Know

💡 So, What Exactly Is the VA Funding Fee?

If you’re a veteran buying a home in Idaho - whether it's a starter place in Kuna or a dream cabin up near McCall - you've probably heard about the VA funding fee. It's a one-time fee the VA charges to help keep the loan program running strong 💪 and self-sustaining (aka not funded by taxpayer dollars).

And good news - most veterans in the Treasure Valley roll it into their loan so it doesn't hit the wallet at closing!

💸 Who Has to Pay It?

If you're using your VA loan for the first time, and you're putting 0% down (which is totally normal), the funding fee is 2.15% of the loan. Using it again? That jumps to 3.3%.

Refinancing? There's still a fee - though it's usually lower.

Here's the breakdown:

  • First-time use = 2.15%

  • Subsequent use = 3.3%

  • IRRRL/VA streamline = 0.5%

You can pay it upfront OR, like many of our Idaho buyers, roll it into the loan and forget about it. 🧾✅

Hint:  Did you know the Sellers can pay that funding fee for you in seller paid closing costs?

🚫 Who Doesn't Have to Pay? (Lucky You!)

Some Idaho veterans are exempt from paying the VA funding fee altogether! If any of the below apply, that fee might vanish faster than summer in Stanley:

  • You’re receiving VA disability compensation 💥

  • You’re eligible for VA disability but receive active duty or retirement pay instead

  • You're a surviving spouse of a veteran who passed from a service-connected issue

Pro tip: 🧠 Always ask your lender (hi 👋 that's us) to verify your exemption early so there's no surprise come closing day.

🧭 Realtors: Here's Your Role in All This

Realtors across Boise, Nampa, and the rest of Idaho - your job just got easier. Understanding the VA funding fee can save a transaction from going sideways at the 11th hour.

Here's how to shine:

  • Ask if your buyer is a disabled veteran

  • Make sure the funding fee status is confirmed early in the process

  • Work with a lender (again, that's us) who knows how to handle VA like a pro 🏆

🏠 Why It Matters in Idaho

With Mountain Home AFB, Gowen Field, and a huge community of proud veterans statewide, Idaho is one of the most VA-friendly places to buy a home. But understanding fees like this one ensures the process stays smooth, predictable, and drama-free.

The VA funding fee isn't a penalty. It's part of how the VA keeps this zero-down dream loan alive - and if you qualify for an exemption, even better.
