Idaho VA Loan Limits & Entitlement Calculator

The Idaho VA loan limit and entitlement calculator below helps veterans, active-duty service members, National Guard members, Reservists, and eligible surviving spouses estimate how much VA entitlement may be available when buying a home in Idaho.

For veterans with full VA entitlement, VA does not set a maximum loan amount. County loan limits mainly matter when a veteran has remaining entitlement tied up in another VA loan, has not fully restored entitlement, or wants to buy another home using VA financing.

Important: This calculator is an estimate only. Your Certificate of Eligibility, current entitlement used, prior VA loan history, lender requirements, property type, and final underwriting review determine the actual result.

How Idaho VA Loan Limits Work

VA loan limits are different today than they were years ago. If you have full VA entitlement, VA does not limit the loan amount simply because the home price is above the county conforming loan limit. You still must qualify based on income, credit, residual income, property type, and lender guidelines.

This matters in higher-priced Idaho markets like Boise, Meridian, Eagle, Star, and parts of Nampa where home prices can push above standard loan limit search expectations.

County loan limits are still important when you have partial or remaining entitlement. In that case, the county loan limit helps estimate how much VA guaranty may be available before a down payment may be needed.

Simple idea: VA generally looks for 25% coverage through available entitlement, borrower down payment, or a combination of both.

Do VA Loan Limits Matter Anymore?

This is one of the most common questions Idaho veterans ask.

If you have full VA entitlement, VA loan limits generally do not restrict the amount you can borrow. You may be able to purchase a home above the county loan limit with no down payment, assuming you qualify based on income, credit, residual income, and lender requirements.

However, VA loan limits still matter when entitlement is tied up in another VA loan, has not been fully restored, or you currently own another property financed with a VA loan.

This is especially important if you are relocating to Idaho, buying near Mountain Home AFB, buying again in Boise or Meridian, or keeping a prior VA-financed home while purchasing another property in Nampa, Caldwell, Kuna, or Twin Falls.

How the Calculator Estimates Remaining VA Entitlement

The calculator uses a simplified estimate based on 25% of the county loan limit for the selected property type. From there, it subtracts the entitlement already charged on your COE.

County Loan Limit × 25% = Estimated County Guaranty

Estimated County Guaranty - Entitlement Already Used = Estimated Remaining Entitlement

Estimated Remaining Entitlement × 4 = Estimated Zero-Down Loan Amount

If Purchase Price is Higher Than the Zero-Down Amount: Down Payment = Over-the-Limit Amount × 25%

This is helpful for veterans buying a second VA-financed home, keeping a prior VA loan, moving from another state into Idaho, or purchasing in higher-balance markets like Boise, Meridian, Eagle, Star, Coeur d'Alene, Ketchum, Hailey, and Teton County.

2026 Idaho VA Loan Limit Table by Property Type

For 2026, most Idaho counties use the baseline conforming loan limits. Teton County is the only Idaho high-cost exception.

County 1-Unit 2-Unit 3-Unit 4-Unit
All Idaho Counties Except Teton $832,750 $1,066,250 $1,288,800 $1,601,750
Teton County $1,249,125 $1,599,375 $1,933,200 $2,402,625

Loan limits are set annually by FHFA and are effective January 1 each year. These numbers should be reviewed each year when new conforming loan limits are released.

When Idaho VA Loan Limits Matter

Full Entitlement

If you have full VA entitlement, county loan limits generally do not cap your VA loan amount. Learn more about higher-balance VA options on our Idaho VA Jumbo Loans page.

Remaining Entitlement

If entitlement is still tied to another VA loan, county loan limits help estimate how much VA guaranty remains available.

2-4 Unit Properties

VA may allow eligible borrowers to buy 2-unit, 3-unit, or 4-unit properties if they occupy one unit and meet VA and lender requirements.

Second VA Loan

If you want to buy again before selling a prior VA-financed home, remaining entitlement becomes very important.

Idaho VA Loan Limit FAQs

Does VA still have loan limits?

For veterans with full VA entitlement, VA does not set a maximum loan amount. Loan limits mainly matter when a borrower has remaining entitlement tied up in another VA loan.

What is the 2026 VA loan limit in Idaho?

Most Idaho counties use the 2026 baseline one-unit conforming loan limit of $832,750. Teton County is higher at $1,249,125 for a one-unit property.

Can I have two VA loans at the same time?

Possibly. If you have enough remaining entitlement and qualify for both payments, a second VA loan may be possible.

What happens if my purchase price is above my remaining entitlement?

You may still be able to use a VA loan, but a down payment may be required to create the required 25% coverage through VA guaranty, down payment, or a combination of both.

Does this calculator guarantee approval?

No. This calculator is for education only. Final approval depends on VA guidelines, lender requirements, credit, income, assets, residual income, property type, appraisal, and documentation.
