If you have full VA entitlement, VA does not limit the loan amount simply because the home price is above the county conforming loan limit. You still must qualify based on income, credit, residual income, property type, and lender guidelines.
This matters in higher-priced Idaho markets like Boise, Meridian, Eagle, Star, and parts of Nampa where home prices can push above standard loan limit search expectations.
County loan limits are still important when you have partial or remaining entitlement. In that case, the county loan limit helps estimate how much VA guaranty may be available before a down payment may be needed.
Simple idea: VA generally looks for 25% coverage through available entitlement, borrower down payment, or a combination of both.

If you have full VA entitlement, VA loan limits generally do not restrict the amount you can borrow. You may be able to purchase a home above the county loan limit with no down payment, assuming you qualify based on income, credit, residual income, and lender requirements.
However, VA loan limits still matter when entitlement is tied up in another VA loan, has not been fully restored, or you currently own another property financed with a VA loan.
This is especially important if you are relocating to Idaho, buying near Mountain Home AFB, buying again in Boise or Meridian, or keeping a prior VA-financed home while purchasing another property in Nampa, Caldwell, Kuna, or Twin Falls.

Estimated Remaining Entitlement × 4 = Estimated Zero-Down Loan Amount
If Purchase Price is Higher Than the Zero-Down Amount: Down Payment = Over-the-Limit Amount × 25%
This is helpful for veterans buying a second VA-financed home, keeping a prior VA loan, moving from another state into Idaho, or purchasing in higher-balance markets like Boise, Meridian, Eagle, Star, Coeur d'Alene, Ketchum, Hailey, and Teton County.
For 2026, most Idaho counties use the baseline conforming loan limits. Teton County is the only Idaho high-cost exception.
Loan limits are set annually by FHFA and are effective January 1 each year. These numbers should be reviewed each year when new conforming loan limits are released.
